Check - List for Proprietory Concern

Legal requirements for completing documentation in case of Proprietory Concern.

I. Constitution

    Full name, father's name, marital status, nationality, age, occupation, present address, permanent address of the proprietor and spouse.

II. Mortgage of own land and building

    1. Original title documents showing the ownership of the Proprietor over the land.

    2. Certificate of Inscription and Description from Land Registration Office, Matriz Certificate from Taluka Revenue Office and latest Survey Records pertaining to the land from Mamlatdar (Record of Rights) or Talathi concerned in Form No. I & XIV.

    3. Latest certificate of Nil Encumbrance, from the Office of the Sub-Registrar concerned.

    4. Certified copy of the survey Plan to be obtained from Directorate of Land Survey.

    5. Sanad for conversion of land for industrial use from the Collector. (N. A. Certificate).

    6. Last and upto date receipt towards revenue payments.

    7. Last and upto date receipt of the tax, if any, levied by the Municipality / Grampanchayat.

    8. The Construction Licence.

    9. Income tax clearance certificate under Section 281(1)(2) of I.T. Act, 1961

III. Mortgage of leasehold land and building

    1. Original lease deed for a period of not less than 20 years and renewable on the same terms and conditions, duly registered.

    2. NOC from the Lessor for mortgaging the leasehold rights in favour of the  Corporation.

    3. Last and upto date rent receipt.

    4. Original title deeds of the Lessor, showing his ownership over the land.

    5. Certificate of Inscription and Description from Land Registration Office, Matriz Certificate from Taluka Revenue Office and latest Survey Records pertaining to the land from Mamlatdar (Record of Rights) or Talathi concerned, in Form No. I and XIV.

    6. Latest Certificate of Nil Encumbrance, from the office of the Sub-Registrar concerned.

    7. Certified copy of survey plan to be obtained from Directorate of Land Survey.

    8. Sanad for Conversion of Land for industrial use from the Collector (N. A. Certificate).

    9. Last and upto date receipt towards revenue payment.

    10. Last and upto date receipt of the tax, if any, levied by the Municipality/Gram Panchayat.

    11. The construction licence.

    12. Income tax clearance certificate under Section 281(1)(2) of I.T. Act, 1961
